REthink currently has five active development projects representing a mix of uses from retail and residential to commercial office. REthink prides itself in doing real estate development differently. Contextual Development is the process by which we organically arrive at the right fit for a development site. The results are developments that are different, engaging, and inspiring-- striving to truly marry ‘form to function.’ Architectural elements and interesting aesthetic treatments are not enough for REthink. Those architectural elements need to be functional and ideally serve a number of functions. A development with elements and features serving multiple functions makes resource use very efficient and effective. However, it is also not just about ‘function’ because ‘form’ (style, beauty, movement, feeling…) has a substantial effect on all that interact with a building including people, environment, and history. Integrating form and function with local culture and history produces a Contextual Development that works and inspires on many levels.

The double operable façade on Cherokee Lofts is a great example of form meeting function in an exceptional way. The facade is the main visual architectural element of the development. The façade’s striking appearance belies its multi-level functionality. It is the skin of the building that helps keep the building cool while allowing sunlight and natural breezes to pass through its perforations helping make the building 40% more energy efficient than other newly constructed buildings. It increases privacy and reduces street noise for the residents while still allowing for exceptional views of downtown LA, the Hollywood sign, and Century City. It provides flexibility for the resident to adapt to different weather conditions and personal wishes. And, it allows residents to creatively express themselves by constantly changing the façade and thus the look of the building on a daily basis in keeping with the tradition of creativity of the hundreds of recording artists that came before at Cherokee Studios.

Another good example of form meeting function in multiple ways is a planned organic garden on top of one of our restaurant/mixed use buildings. The garden will act as a green roof insulating the building keeping it cool and warm in the respective seasons. It will reduce storm water runoff, reduce heat island effect, and clean the air all while providing “Farm to Fork” fruits, vegetables, and herbs for the restaurants below.
