REthink is in construction on a green (LEED Platinum Certified) mixed-use development consisting of 2800 sq ft of commercial space on the ground floor and 12 for-sale loft style condos on the 2nd through 4th floors. The property borders West Hollywood, is one block north of the famous Melrose Ave in Los Angeles and is within walking distance to the Sunset Strip, The Grove shopping mall and Farmer’s Market, and two Whole Foods and Starbucks. The commercial space will be subdivided into 3 smaller units for high end neighborhood retail and service retail. The site was formerly owned and occupied by the world famous Cherokee Studios who have recorded over 300 Gold and Platinum albums with artists such as David Bowie, Elton John, Frank Sinatra, and Elvis at the location. REthink is currently in the early planning phase to build a green (LEED Gold Certified) mixed-use development consisting of restaurant, retail, and office space in the heart of downtown Culver City. The commercial space is intended to be split into Washington Blvd-facing and Culver Blvd-facing restaurant and retail units. The development will feature a unique two story restaurant space with an operable wall that completely opens up 28 feet height to the 40 foot side walk. It will also feature a organic rooftop garden which the restaurant can grow fruits and vegetables on. The remaining second, third, and fourth floors will consist of high performance creative office space with a nice courtyard. The development will be creatively tied in with the history of the adjacent Kirk Douglas Theatre, Sony Studios (formerly MGM), and Culver City itself giving it a unique perspective as well.

REthink is partnered with The Cuningham Group Architects to develop an office building project in the popular creative office district of the Culver City Hayden Tract. The building will consist of two separate structures connected by a common core and a green courtyard. The building will be designed to reduce operating costs while increasing the productivity of workers through smart green design ultimately striving for a LEED-Core & Shell Gold Certification. The project site is the former Selznick Studios and Lucille Ball and Desi Arnaz's Desilu Studios where Gone with the Wind’s Tara Farm was located among many other notable productions. This history will be creatively integrated into the first green creative office development in Southern California.

REthink is partnered with Pugh + Scarpa to develop a green (LEED Certified) transit oriented development next to the Gold Line and Livable Places mixed income green development in Lincoln Heights (northeast LA). The project will consist of a mix of 80 live work and standard loft units that all will start from 500 sq ft and go up to 1200 sq ft. The development aims to bring a modern, unique, and reasonably affordable living option to LA for younger urban professionals. The location and range of unit sizes help achieve this goal. In conjunction with the other green projects in the area, REthink hopes to play a key role in creating what will be the first city-partnered LEED Neighborhood in the nation.

REthink’s demonstration project took an under performing property and built the first of its kind Green detached duplex in Culver City. The home demonstrates that green building and high design can be achieved within standard budgets. The home was recognized in the LA Times Magazine as one of three top examples of green building in Los Angeles County and featured in the September 2006 issue of Dwell Magazine.
