Culver City Mixed-Use
THE PROJECT
REthink was selected as the developer through an RFP issued by the City of Culver City to purchase and develop a City-owned parcel adjacent to the historic Kirk Douglas Theater in downtown Culver City. The City's goal was ambitious: create new housing in the downtown core while maximizing affordable units.
REthink responded with an innovative approach: a mixed-use development that stacks density bonuses to deliver 28 market-rate units alongside 2 very-low and 4 moderate-income deed-restricted affordable units—with zero public subsidy. The project, now called Stage Right Residences (for its position stage right of the Kirk Douglas Theater), received full entitlements in record time through close collaboration with the City's Economic Development Director and Planning staff.
The design reunites REthink with Brooks + Scarpa, the 2022 AIA Gold Medal-winning architects who collaborated with us on our first mixed-use project, The Lofts at Cherokee Studios. Like Cherokee, Stage Right will exemplify leading sustainable design and mixed-use activation. REthink is also partnering with Ori Living to integrate innovative robotic furniture that makes units feel 20-30% larger—a key product innovation for the furnished, flexible housing model.
Construction is expected to begin in 2026.
THE MARKET INSIGHT
Stage Right Residences is more than a single project. It's proof-of-concept for an emerging category: furnished, flexible mid-term housing in premium markets.

It is conveniently located for people in life transitions—relocating to the City, navigating a breakup, or staying while remodeling a home. It's just 10-20 minutes from everywhere: the Beach, LAX, Venice, Santa Monica, Westwood, Beverly Hills, West Hollywood, DTLA.
