Culver City Mixed-Use

REthink was the selected developer through an RFP issued by the City of Culver City to purchase and develop a City-owned parcel adjacent to the Kirk Douglas Theater. The City’s goal was to create housing in the downtown and maximize the number of Affordable housing units. REthink proposed a project that stacked density bonuses and delivered a mix of 28 market rate with 2 very-low and 4 moderate income deed-restricted Affordable units with no public subsidy. The new project received entitlements in record time through a collaboration with the City’s Economic Development Director and Planning staff. REthink previously redeveloped the adjacent parcel that will become a part of the proposed development. Structural steel was added to the existing building during the rehab to ensure the restaurant tenants, including the beloved Cafe Vida, will be able to continue operations with only minor disruption during construction. For the design, REthink has reunited with Brooks + Scarpa, the 2022 AIA Gold Medal winning architect that we worked with on our very first mixed-use project, The Lofts At Cherokee Studios. Like Cherokee, this project will seek to be an example of leading sustainable design. The project is expected to break ground in Summer 2026.
